It's coming. The whole thing is based on the housing bubble that is based on Wall Street buying up mortgage backed securities again, and banks making commercial loans at rates that will become hugely unprofitable if rates go up. It's not structural improvement, it's just more bubble sustained by the Fed, with them going so far as their "quantitative easing" where they just flat buy mortgage backed securities to prop up the housing market.

We'll see. The fed is in a tough spot. Money is so cheap people aren't all that interested in loaning, and the one place they are loaning, mortgages, is the place most sensitive to them trying to move rates up.
